Ayala Land expands Cebu footprint with ‘New Wave’ of growth centers

- March 09, 2026

Cebu’s skyline and economic landscape have long been shaped by visionary developments. From the rise of Cebu Business Park to the transformation brought by Cebu I.T. Park, Ayala Land has played a pivotal role in redefining how the region lives, works, and grows. Now, building on this legacy, the company is unveiling its “Next Wave” of growth centers—a strategic expansion that signals a bold new chapter for Cebu.

Cebu’s growth story continues to unfold, with new opportunities emerging across Cebu as Ayala Land deepens its long-term commitment to shaping the region’s future.

Ayala Land’s next generation of estates aims to unlock new opportunities for investors, businesses, and communities across Metro Cebu. The developments—Seagrove, Gatewalk, and South Coast City—each carry a distinct identity and growth story designed to support the region’s expanding economy.

“We are expanding our footprint strategically across Cebu City, Mandaue, and Lapu-Lapu. This is our Next Wave of growth centers—grounded in the proven blueprint of Cebu Business Park and Cebu I.T. Park, and enhanced through years of experience in developing successful mixed-use communities all over the country,” said Jay Teodoro, Head of VisMin Estates for Ayala Land Estates, during the company’s recent Sales Summit with its network of sellers and brokers.

Jay Teodoro, Head of VisMin Estates for Ayala Land Estates, shares the vision for the “Next Wave” of growth centers during a recent Sales Summit with brokers and sellers.

According to Teodoro, what sets this new wave apart is that each estate serves a distinct role in Cebu’s evolving growth landscape while offering investors the opportunity to participate in the region’s progress through a limited release of commercial lots across these estates.

Seagrove: Cebu’s coastal eco-leisure destination

Located in Mactan, Seagrove introduces Ayala Land’s first leisure estate in Cebu. Positioned within the island’s well-established resort corridor, the estate sits close to premier hotels, world-class resorts, and the Mactan-Cebu International Airport—one of the country’s busiest gateways for tourism and international travel.

Seagrove, a coastal eco-leisure estate in Mactan, envisioned as a coastal tourism hub anchored by a scenic boardwalk and town center.

Seagrove’s defining feature is its rare coastal landscape. The estate fronts an expansive mangrove forest and integrates a strong sustainability and biodiversity program, reflecting a development philosophy that balances growth with environmental stewardship.

Anchored by a vibrant town center and scenic boardwalk, Seagrove will offer spaces where visitors, businesses, and the community can seamlessly connect with the coastal environment. For investors, it presents a unique opportunity to own a property in one of Cebu’s most desirable coastal locations while becoming part of an emerging eco-tourism hub.

Gatewalk: Mandaue’s central commercial and lifestyle center

In the heart of Mandaue City, Gatewalk is poised to become a vibrant commercial and lifestyle hub. Construction of the key estate components are in full swing, with the Ayala Malls scheduled to open in the fourth quarter of 2026, followed by an office tower in 2027. The estate will also feature a transport terminal and a pedestrian-friendly greenway that encourages walkability and community interaction.

Gatewalk will feature a greenway, a pedestrian-centric corridor designed to connect the estate’s key districts and create a walkable urban experience.

Inspired by the urban experience of Bonifacio Global City, Gatewalk’s design emphasizes a pedestrian-first lifestyle district, where retail, business, and leisure spaces are seamlessly integrated through green open spaces.

The project arrives at a pivotal time for Mandaue. Once known primarily as an industrial and manufacturing zone, the city is now experiencing a transformation toward mixed-use, lifestyle-oriented developments. New residential, commercial, and recreational projects are reshaping its identity.

Ayala Malls at Gatewalk will anchor the estate’s lifestyle offering, introducing fresh retail and entertainment concepts designed to make it the Capital of Fun.

Gatewalk is set to anchor this momentum—emerging as a vibrant lifestyle district that will accelerate Mandaue’s transformation into a dynamic urban destination, offering a refreshing new experience within the city’s fast-evolving landscape.

South Coast City: The entertainment capital of the region

Completing the trio is South Coast City, a landmark development in the South Road Properties (SRP). Designed for scale, the district features expansive commercial lot offerings and is poised to emerge as a new central business district anchored by major entertainment and commercial attractions.

Among its key anchors are the SM Arena, SMX Convention Center, and a sprawling Central Park, all scheduled to open within the year. Hotels, offices, retail establishments, and entertainment venues will further energize the district.

The location itself adds to its investment appeal. SRP has quickly become Cebu City’s next bright spot for development, with other major developers establishing large-scale projects in the area.

South Coast City’s Central Park will not only serve as the district’s largest park but also as a major green link between its prime commercial areas, the SM Arena, and other key venues.

What makes South Coast City particularly significant is the collaboration between two of the country’s leading developers, Ayala Land and SM Prime, combining their expertise to create a district designed for long-term economic growth.

A new chapter for Cebu

While each estate has its own character, they share a common vision: to shape Cebu’s future through sustainable, innovative, and inclusive urban development.

“Each estate has a clear identity. Each powers a different economic engine, and each gives investors real choice—whether it’s Seagrove as our eco-leisure estate, Gatewalk as our lifestyle estate, or South Coast City as our entertainment estate,” Teodoro said.

Cebu’s growth story continues as Ayala Land introduces its “Next Wave” of districts across the metro—Seagrove (13.5 hectares), Gatewalk (17.5 hectares), and South Coast City (26 hectares)—bringing new leisure, lifestyle, and entertainment destinations to the forefront.

“Each carries its own growth story. And together, they are shaping Cebu’s next chapter—breakthrough developments designed for long-term value.”

For investors, businesses, and the Cebuano community, Ayala Land’s Next Wave signals a clear message: Cebu’s growth story continues to unfold, with new opportunities emerging across Cebu as Ayala Land deepens its long-term commitment to shaping the region’s future.
