Sustainability and Wellness at the core of Lucima by Arthaland

“Lucima is our flagship residential condominium in the Queen City of the Philippines. It is envisioned as the Southern Philippines’ first quadrupled-certified high-rise residential project. It is vying for IFC’s EDGE Zero Carbon certification in the Southern Philippines, proving that we can raise the standards of residential developments,” shared Mr. Jaime C. González, Arthaland’s Vice Chairman and President during the topping off ceremony of Lucima, in the booming business district of Cebu Business Park last September 26, 2023.

Fighting climate change has grown into so much more than a movement, it has become a way of life. While it costs a little extra money to equip their infrastructure with the necessary requirements to be internationally certified, Arthaland is confident that they are on the right path.

As the first real estate developer in Asia to be a signatory to the Net Zero Carbon Buildings Commitment of the World Green Building Council, Arthaland has pledged to decarbonize 100% of its portfolio by 2030. According to Arthaland’s Senior Vice President and Chief Sustainability Officer Mr. Oliver Chan, Arthaland has invested an estimated P10B to fund their projects in Cebu City. Aside from Lucima, Arthaland completed Cebu Exchange in 2022. Cebu Exchange, Arthaland’s first venture outside Manila, is a 39-story office skyscraper located right outside Cebu I.T. Park, along Salinas Drive.

Lucima stands tall at 37 stories with 265 units ranging from one to four-bedroom living spaces ranging from 38 to 318 square meters. Despite launching the project in the midst of the global pandemic, Mr. Chan reported that 80% of Lucima has already been sold out during the pre-selling period. Arthaland aims to complete construction on time by September 2024. Not only is this a visually pleasing addition to the Cebu skyline, but it also aims to be a green investment that doesn’t stop at construction.

Going beyond construction

Arch. Miguel Saraiva, Chief Architect of Lucima, shares his vision through a virtual message as part of the topping-off program.

The sustainable elements incorporated into the design aren’t just good for the environment but also for the welfare of Lucima’s future residents. Through its efficient building envelope and use of energy-efficient air-conditioning and lighting system and low flow plumbing features, residents and tenants will have at least 40% savings in electricity bills; and at least 20% savings in water consumption.

An Energy Recovery Ventilator (ERV) has been installed in each unit, improving indoor air quality by bringing in fresh, filtered air while controlling the humidity for thermal comfort. The ERV is equipped with highly efficient air filters, the same grade used for laboratories, to prevent harmful microbes and pathogens from entering the space. This results in reduced incidents of colds, fewer allergies, and a better quality of sleep.

Another sustainable feature of Lucima is a rainwater collection system where rainwater will be used to flush toilets instead of clogging up the public roads. As with other Arthaland developments, Lucima will have its own Potager Garden to provide residents with fresh, organic, and nutritious produce.

Sustainability is for everyone

“We are able to show our colleagues in the industry that we can pursue sustainability, and still be profitable. We need everyone to do the same. That’s the long-term hope, and it goes beyond our company. If it’s only us, we won’t make a dent,” shared Mr. González during the media launch. He urges other real estate developers to not only design with sustainability in mind but to also get certified by institutions because having a greener future is a collective effort.

Lucima has earned pre-certification for LEED® (Leadership in Energy and Environmental Design) Gold from the US Green Building Council. It is vying for EDGE® (Excellence in Design for Greater Efficiencies), WELLTM (WELL Building Standard), and BERDE (Building for Ecologically Responsive Design Excellence) certifications.

Arthaland is actively involved in sustainable initiatives, extending beyond residential and commercial projects.
