Duros Land owners invest in P8B development in their northern Cebu hometown
A township development has risen in the town of Liloan strengthening its place as a premier residential and commercial enclave in northern Cebu.
Duros Land Properties Inc. (DLPI) launched Northside Beacon, a 200-hectare integrated masterplanned development last December 7 with president Rafaelito Barino, vice president Fe Mantuhac Barino and Duros Group officials unveiling the property marker.
Rafaelito said Northside Beacon is the flagship project of DLPI and is being developed in the town where the Mantuhac-Barino family resides.
“This is an integration of the businesses of the Duros Group since we started 30 years ago … a family business which started in 1987 to keep the family together,” said Rafaelito.
The Duros Group of Companies is in the business lines of real estate, construction, interior fabrication and manufacturing, property management, education and food.
With an estimate project cost of P8 billion over a 15-year development period, Northside Beacon highlights two central amenities: the 18-hole par 72 Liloan Golf Course, and the full-fledged elementary and senior high school, Divine Life Institute of Cebu (DLIC).
“Northside Beacon was inspired by Liloan, a place we call home because this is where we came from. My great great grandparents are from here,” said DLPI vice president Fe Barino.
Residential
Woodlands Resorts Communities, Fairway Estate and the yet-to-be-named low-cost housing project are three residential projects within the township development.
Woodlands is envisioned as a Japanese retirement hub. Five condominium towers and 21 villas were designed to cater to the needs of Japanese retirees and offer timeshare arrangements to business and leisure travelers. The first tower, One Tectona, has 165 units.
Within the Liloan Golf property, the first 24 of 300 lots of the high-end subdivision, Fairway Estates was opened to accept letters of intent.
DLPI Business Director Lydwena Eco said each lot cut is around 300 square meters, sold at P11,000 per square meter or between P3 million to P3.5 million per lot as preselling price. These are lots which are adjacent to the golf course.
Eco said the magnitude of this development will require manpower and the company is poised to hire more local employees in the areas of construction, food, janitorial, housekeeping and caregiving.
“One of the first steps was to craft an agreement to start a Japanese language school to supplement the skills training of our workforce so they can communicate well. We are helping the community to be ready competency and value wise to address this employment need,” she said.
The agreement is made with DLIC which currently has a fully functional technical-vocational component. A retail strip entrance will be located in front of the DLIC to address basic food and dining needs.
Recreational
One of the most talked about projects within the township is the Liloan Golf Course, which is expected to be completed by the end of 2018.
Rafaelito personally conceptualized and designed the golf course. On December 7, Liloan Golf Course signed a partnership with the Muerhead Fields in Chiba, Japan, which grants members of the two golf clubs playing rights to both properties.
Ikuo Saka, project director of Muerhead Fields, said Japanese players can come to the Philippines to play golf during the winter season.
In a press conference, company officials revealed that a hotel and theme park will also be constructed near the Liloan Golf Course.
Eco said the hotel will cover two to three hectares and the theme park will cover 10 to 20 hectares. “What we are doing is strengthening attractions for tourism and increase business activities so we generate more jobs in the community,” said Eco.
Eco said the Northside Beacon is anchored on the golf course as its prime amenity.
“There is no other way to be a member of the golf club unless you buy our real estate projects,” she said.
DLPI is the developer behind condominium projects in Cebu City which are Padgett Place in Barangay Lahug and 23 Minore Park in barangay Mabolo, a project that integrates the IEC Convention Center Cebu (IC3), the Landers Superstore, an upcoming hotel and the central park amenity.
