14K square meters of leasable spaces available

AT LEAST 14,000 square meters of leasable spaces will be available for businesses in a “business park” in Mandaue City once its latest 12-storey building will be completed in November 2017.
The 12-storey Oakridge IT Center 2 (OITC 2) is also scheduled to be launched before the year ends, said Marie Estee P. Plunket, sales and marketing director of Oakridge Realty and Development Corp.
OITC 2 is the latest addition to Oakridge Business Park, which consists of OITC 1 and 2; Oak Tree Drive 1 and 2 which houses food and retail establishments; and Block 88 which is home to office and commercial spaces.
Plunket said OITC 2’s 14,000 sq.m. of leasable spaces would be the spaces from the 5th to the 12th floor of the building when completed.
With the upcoming completion of OITC 2, Oakridge Business Park’s total leasable spaces will increase to 30,000 square meters or double its current leasing inventory.
Seventy percent is allotted for office space while 30 percent is designated for retail establishments.
“We want to have a good tenant mix where everyone thrives. It is a community here. The needs of the tenants here are met or addressed by other tenants,” she said.
The new building offers ample parking spaces on the second to the fourth floors, round-the-clock security system, 100 percent back-up power supply, five passenger elevators with one service elevator, and a helipad on the roof deck.
Plunket said they get inquiries from local companies for smaller office spaces, a proof of a continuously growing Cebu economy with a solid performance of its local professionals such as lawyers and accountants.
OITC 2 is responsive to this need.
The smallest office space can be 47 square meters.
Others can be between 132 to 200 square meters. A whole floor, which is usually occupied by business process outsourcing companies, usually measures 1,700 square meters.
In all these developments, Plunket said the Oakridge management did not lose track of its commitment of having 40 percent of the total area as landscaped, open space.
Plunket said Oakridge Business Park is distinctly positioned as a hub that propagates work-life-balance, where life is not lived in a rat-race atmosphere.
“This is a business park where people go about their day in a calmer mood. It’s a business park where you can breathe, a place where you can live your moments,” she said.
Aside from that, the business park also serves meeting, incentives conferences and events (MICE) market with two large scale event venues.
These are Oakridge Pavilion, the 1,200-square meter premier event; and Oakridge Horizons, a 400-seater venue, which features floor-to-ceiling glass windows offering a panoramic view of the city.
