38 Park Avenue has finally reached the top!
This New York-inspired masterpiece by El Camino Developers Cebu, with Cebu Landmasters as a developer, topped off its vertical mixed-used condominium project at the Cebu IT Park on Tuesday, June 8, 2021.
The virtual topping off was led by Jose Franco Soberano, EVP and Chief Operating Officer of Cebu Landmasters, Inc., Jose Soberano III, Chairman and CEO, along with Roberto Gothong, CEO of Gothong Southern Properties, and Cebu City Mayor Edgardo Labella.
To top off a building traditionally means the commemoration of the completion of a building’s structure.

“The journey has been fulfilling. This started as a challenge and we are excited to turn over these units in the next coming months,” said Jose Franco Soberano.
38 Park Avenue will have 760 residential units complete with New York-themed amnesties. Currently, 96 percent of these units are already sold.
At 38 Storeys high, this development is the tallest in Cebu IT Park and the third tallest building in Cebu.
The 1.2-hectare property development will have a full glass facade, 38 floors for its New York-inspired residential spaces, and an atrium at the middle of the building, which provides passive air cooling, making this development one of the greenest structures in the whole Visayas and Mindanao.
It will also features a green open retail park inspired by the vibrance of the New York Central Park complete with food and shopping outlets set against its refreshing alfresco areas.
38 Park Avenue is a joint venture between El Camino Developers Cebu with Cebu Landmaster as the developer.
Asked how the developer managed the challenges brought by the pandemic, Soberano said that their main concern was the health and safety of their workers.
“We exercise proper health and safety protocols of our workers and provided them all the support including bunkbeds, entertainment, etc., during these trying times,” said Soberano.

In 2019, 38 Park Avenue was awarded as the best high-end condominium in Cebu during the 7th Annual Property Guru Philippines Property Awards in Makati City.

By the end of the year, the first batch of units will have been turned over to their owners while more units will be turned over the following year.
