Developer launches model housing units

Gothong-led Alpa Land, Inc.  launched on Saturday the model units for its first residential subdivision project, Fontana Heights Residences, in Barangay Cubacub, Mandaue City.

The project, situated in a 2.1-hectare elevated property, will offer 186 units in three housing models, namely, Rosewood (single detached), Meranti (duplex) and Almon (townhouses).

Construction of some units has started. Target turnover to homeowners is in 2018.

Barbara “Bambi” Gothong Tan, president of Alpa Land, said they decided to undertake a residential project after noticing their employees searching for affordable but quality residences within Metro Cebu.

“We saw our employees looking at housing developments. When we saw what was being offered, it seems that it’s not worth what they were going to pay so we thought – why not go into that instead,” Tan told Cebu Daily News during the launching.

Some of the early buyers of the project are Gothong employees, she added.

Erik Wong, president of project contractor Ideal Builders Development Corp., said clients can customize their units, including the colors of the floor tiles and wall paint at a low price.

“As you can see, each room has side windows, with screens already, that provide natural lighting and ventilation,” said Wong as he led a tour of the model units.
Al McWalter Lim, general manager of Alpa Land, said the project is targeted at the middle class. Each housing unit is priced at P1.6 million to P2.9 million.

“This is to be able to provide quality and affordable housing units to them,” he said.

The project has a prefabricated perimeter fence, gated entrance and speed humps. Other facilities include a waste treatment facility, rainwater catchment system, and storm drainage system.

There will be 24/7 security, officials said.

Alpa Land is the real estate development arm of A.D. Gothong Group of Companies.

The company operates Alpa Dormitory; Alpa Centrum, a commercial complex in Subangdaku, Mandaue City; AD Gothong IT Center, an eight-story business process outsourcing (BPO) building; and Alpa Townhouses in Banawa, Cebu City.
