Office space in Cebu demand up

DEVELOPER EXPANDS TO CEBU BUSINESS PARK

Local property developer, Skyrise Realty Development Corp., (SRDC), is expanding to the Cebu Business Park after years of constructing office buildings in another Ayala-owned economic zone, the Cebu IT Park.

SRDC is the company behind the Skyrise 1, 2, 3 and 4 in Cebu IT Park, which are now fully leased out to outsourcing companies operating in Cebu.

The firm’s expansion was brought about by the strong demand for office space in economic zones in Cebu.

They looked at the demand from existing clients in their four buildings and  decided that it’s time to build their first office building in Cebu Business Park called Skyrise Alpha, said SRDC president Harry John Viloria.

“The building will be completed by March because our first tenant QBE will start operations by April. Right now we are just making more refinements in the building,” said Viloria. Skyrise Alpha is a 12-story building which will have 12,600 square meters of leasable office space.

“We have seven floors, the  6th floor to the 12th, for office use with  about 1,800 square meters space each floor. Level 2 to 5 are for parking lots,” said Viloria.

With its first building nearly done, the group is starting Skyrise Beta, which will be another building connected to Skyrise Alpha.

Viloria said the second building will offer the same space and number of floors.

“QBE has already signified interest to also lease space in Skyrise Beta,” said Viloria.

SRDC began constructing high-rise office buildings in 2005 when they started Skyrise 1 in Cebu IT Park and since then,  Viloria said, the demand for office spaces that will meet the requirements of outsourcing companies has been growing every year.

Cebu now being in the top ten outsourcing destinations in the world will fuel more growth in the sector resulting in a growing  demand for office spaces especially in economic zones like Cebu IT Park and Cebu Business Park.

“We are talking with more outsourcing companies which will soon lease out space in our new buildings,” said Viloria.

He said they still have properties in the  Cebu IT Park where they can construct more buildings.

 

RESIDENTIAL

The influx of immigrants from other provinces coming to Cebu lured by jobs created by the outsourcing industry and the growing economy of Cebu, in general, has also fueled demand for residential projects so that Viloria said they are targeting to launch their first residential subdivision project within the year.

“The project will be in the southern part of Metro Cebu. We are still consulting with experts on this one because the residential business is a different kind of animal from what we are used to building. Hopefully, we can make announcements  within the year,” said Viloria.
